IT IS NOT JUST ONE THING THAT WE DO THAT MAKES US SO MUCH DIFFERENT

We get asked about our web site most often by other agents. Questions like:
1. Why is our web site so large?
2. Why do we give our clients the information for free?
3. Why do we let our clients go on our site and fill out the “Search for a Home” section and allow them to set up their own searches and receive the MLS data without meeting with them first?
4. How does the “Search for a Home” tool on our web site assist both the buyer and the seller?
5. Why do we tell the people about our Pre-Listing Package on the web site. Other salespeople may want to steal/copy it?
6. Why would we ever provide references (clients/tradespeople) on-line?
7. Why take a chance referring other people to another trade? What if it does not work out?

Internet Marketing
1. The size of the web site, which is 440 pages of copyrighted information, provides a resource of information that clients can preview at their own leisure. The scope of the information came from our Home-buying workshop, the first of its kind, which began back in 1980 and has been updated, as needed, ever since. The workshop was four hours a day for three days and was a tool we used to educate our clients. With the use of technology, we have recreated this information on-line. We believe that the access to the information 24/7/365 is a way of empowering our clients.

2. We have always believed that information is power and we want our clients to have the power. You are a better client if we have educated you about the process, who serves you, and in what capacity.

3. Our clients often want to know what the homes in their neighborhood are selling for. Hence, we allow them to set up search criteria in our “Search for a Home” tool for their own neighborhood. They can use the “pending and sold” section to fill out the form that will personalize their searches so that they can monitor their own home vs. the neighborhood homes sold.

4. Our clients who desire to buy a home can use the same program to locate the most recently listed properties in their areas of interest. We set up the property searches, after the form has been filled out, and expand or contract the search criteria as our clients direct us.

Often times a seller wants the home search information when selling their own home and also wants to look at the market in the area where they will be buying. Again, the “Search for a Home” tool is self-directed by you, our clients.

We monitor these searches (per the MLS) and do so electronically so that we know who is searching and for what. It is against the MLS Rules and Regulations to give out the data without knowing who is receiving it.

We have an “Automated Response System” that allows us to provide our clients information about our listings and loan programs 24 hours a day year-round.

Suppose that you drive up to one of our competitor's listings and you find no brochures in the box. You call the phone number from the For Sale sign and you only get voice mail. The concern here is that you do not have the information that you want. The seller of that property did not succeed at capturing your attention.

Through our system you can dial 1-800-903-5327 and punch in a code for each listed property. We give you a one-minute message and then fax you the information about the property. This can be done at anytime.

Each of our loan programs and properties, as well as our seminars and services, has a separate code so we are able to send to you the specific information that you have requested.

When you search the current listings on our web site, you will notice that every property flyer has the same high quality format. Each property has the option to take you on a virtual tour, view still pictures or see a slide show presentation. We represent every client to the fullest.

Try the system out and see for yourself just how powerful it can be. Note that we are working for you while our competition is sleeping. Our automated system will page us to allow us to know when someone is accessing the system. We can get right back to the client, if they desire. These workshops are life changing experiences and are an example of how our staff invests in themselves to become more of a “super servant” than a “super salesperson”. We require that all of our Realtors® and Loan Agents are enrolled in the By Referral Only firm. This training is at a cost of $3,588 for a year. It starts out with a three-day workshop that spans 12 hours per day. Then begins weekly training and management of a pre-determined business plan for action and success. There are quarterly meetings to keep our staff on track. This program coaches our staff 40 weeks a year. Each person will attend 3-4 three-day main events each year.

Bill often travels into corporations and educates the employees about retirement strategies. Attorney, Steven Ink (408-292-8890) works closely with Bill to structure the “Living Trust” to preserve our clients' assets. For real estate, business formation, or a tax attorney we recommend Craig Bassett (408-779-0007). These are independent professionals with whom our clients have had much success. Perhaps you would like to see if your assets are managed to the best of your ability.

Perhaps you need a handyman? Ray Olbricht (408-718-9425) has replaced floors, re-tiled bathrooms, performed minor electrical, heating, plumbing, and sheetrock work, installed sprinkler systems, garage doors, and much more for our clients. He is a great find.

Perhaps you need a contractor for your kitchen, bathrooms, adding a second story to your home, or for work that requires a permit process?
